Great Falls Construction has developed well over 100 commercial and residential units throughout Southern Maine. JCS Property Management is our property management company which works to meticulously maintain and steward our development portfolio. Our commitment to constructing and developing with a purpose permeates throughout our organization and remains at the core of everything we do. Whether it be in development or construction, we believe in the importance of community engagement and purposeful place-making in order to construct and steward the great buildings in and around Northern New England. Below are some examples of our recent development work.

The Edge at Berwick

The Edge is a new construction mixed use development located on the site of the old Prime Tanning Mill in Berwick Maine. This development is going to feature over 260 apartments and over 35 commercial spaces, bringing a revitalization to the wonderful town of Berwick and the greater Berwick/Seacoast New Hampshire area.

• Over 260 residential 1 bedroom, 2 bedroom, and studio apartments

Red City Ale House, Windham

Great Falls Construction and JCS Property Management have purchased the former firehouse located in the heart of South Windham at 8 Main Street. Our intention is to demo the existing interior of the building and convert it to a fully functioning taphouse and restaurant managed by JCS Property Management.
• Demolition and renovation of ~4,000 SF historic firehouse
• Newly renovated building will be fitout with full kitchen, bar, and indoor/outdoor dining areas.
• First mover on the revitalization efforts of South Windham, located just over the Gorham town line.

Station Square in Gorham, Maine

Great Falls Construction is wrapping up the Station Square project in the Heart of the Gorham Village at 7 Railroad Avenue. This 70,000 SF mixed use new construction complex features 33 residential units and 6 retail suites including an insurance firm, bowling alley and wine bar overlooking the town of Gorham.
This project enlivens the heart of Gorham while providing the area with much needed downtown residential living and retail space with walk-able access to the village amenities including grocery shopping, post office, gym, banking and downtown shopping.

109 Main Street in Gorham, Maine

The building is 11,100 SF and replaces the vacant dilapidated old gas station structure that existed in its place for over 15 years. This building location is highly visible from all angles at the prominent intersection of Main Street and New Portland Road in Gorham, Maine. Great Falls constructed the new building and four interior tenant fit-ups for Subway, Aroma Joes, 9 Round Fitness and Nail Xperts. Site work includes ample parking and drive through windows for Aroma Joes.

The Cookie Jar in South Portland, Maine

The Cookie Jar is a Maine institution best known for its delicious pastry treats on Shore Road in South Portland. After hearing of the treacherous storm that ripped the roof off of the Cookie Jar and the struggles to repair and reopen, Great Falls jumped in to assist. The family run business was a natural fit that aligned with Great Falls’ commitment to constructing with a purpose. The Cookie Jar reopened on May 27th, 2010. There is a long history to the Cookie Jar and we are happy to have helped it get back up and running and look forward to watching all of its continued success.

Perennial Place at White Rock in Gorham, Maine

Perennial Place at White Rock is the former White Rock School in Gorham, Maine converted into 55+ lifestyle apartments. This 11,400 SF development provides local residents with a beautiful new facility with extensive grounds including ball fields, nature paths and gardens. All units are on a single level and have wide hallways and generous common spaces providing residents with easy access from their units to all amenities. A storage structure is located on site and provides each unit with private secure storage.
